TREASURES REPORT:
P/L & Balance Sheet presented
Questions concerning Legal Fund Account and what we can have and can
we use it for paying lawyer. Going to ask Graham smith advise on this.
Talked about ways to improve the subdivision with the funds from home
owner dues. ie: Roads, cell tower or improved cell/internet reception, clean out
hydrants, gravel etc.

Paid bills to: Floyd smith, Trish Mclnelly, Mike Dallam, Graham smith
Purchased stamps for mailings.
Need to update signature cards at Bank of The san Juans
Motion to approve Treasure’s Report – Mike preuit, seconded by Bryan

NEW BUSINESS:
Lot consolidation – Jason watt wanted to change plat map to show
consolidation. Unable to do so unless 2/3’s of vote by all members agree.
Homeowner has to present and do all work and cover the costs themsetves to
achieve this.
Contact List- is being updated but still have 12 returned letters that need
new addresses.
Amending By-Laws – talked about quorum and majority rules. CIOWA
allows 20% quorum vs. our current By-Laws. To change we woutd need approval
by all members by vote or proxy vote.
Chuck made a motion for Linda to draft a letter to send to all members.
Mike P. seconded. we will let lawyer proof before it is sent out.
Went over late dues and who has paid recently. 3 people have hired
attorney to see if they really have to pay dues. They want to pay last G years and
not rest. Have Graham let Duke know what was decided by the board.
Motion made to agree to stick to January letter with 6 year, no lien but all dues to
be paid by Mike D., seconded by Mike p.

Talked about how to verify if we are tegal association and that we are a
mandated association subject to dues. 169 lots we have 139 lots that pay dues
now so to get 2/3’s vote we will need 113 ballets cast.
Tabled steps in Collections process.
